Rental Application Terms & Processing

  • After We Have Reviewed Your Online Application, You will Be Required to:
    • Provide a drivers license and social security card for each applicant
    • Provide two recent pay check stubs for each job you hold
    • Provide proof of any other income
    • Provide paper work on any other pertinent information, child support, social security, or disability you receive
    • Provide a copy of your current gas and electric bill

    • One online application for each person 18 years old or older. This includes your children (18 and over) that will live with you
    • Application must be fully and truthfully filled out
    • There is no cost or fee for turning in an application
    What qualifies you?
    • Income of at least three times rent.
    • Rental history for the past three years – paid rent on time and took care of rental unit
    • We will review your credit report
    What We Will Check:
    • For any collections on unpaid rent
    • That car payments are current or how far behind you are or have been on your payment
    • If you have any DTE collections
    • For late bills
    • Registered sex offender or felony status
    This application is hereby submitted for consideration as a tenant. The landlord hereby reserves the right to return any applicant without stating a reason for doing so. Rights of tenancy begin when the tenant(s) and landlord sign the rental agreement.  

     

    Receipt of a deposit in the amount listed for the property that the applicant is applying for is hereby acknowledged. If the application is refused by the landlord, said deposit, less processing costs, will be returned within 30 days to the applicant at the address listed on page one by tenant. If tenant is accepted but refuses to move in the deposit will be retained as consideration for reservation of the rental unit. Tenant will be charged just as renting from date of acceptance until rented to another tenant.  

     

    Applicant hereby grants permission to landlord and or landlord’s agents to make a thorough personal investigation of applicant, including but not limited to credit checks, rental history and criminal history, now and at any time in the future which may in any way pertain to this proposed tenancy and also to report to a credit bureau(s) and /or other interested parties the way in which applicant may pay on this account.  

     

    APPLICANT HEREBY REQUESTS CURRENT/PRIOR LANDLORD TO RELEASE ANNY AND ALL INFORMATION INCLUDING RENTAL PAYMENT LEDGERS  

     

    Management is allowed to share any information in the application, investigation, and as a tenant with any other co-applicant/tenant as this rental address.  

     

    Applicant understands that an incomplete, inaccurate, false, and/or misleading statement made on this application is/are sufficient grounds for this application to be denied. If possession has been taken, owner and/or owner’s agent or assign(s) may elect to terminate the tenancy.  

     

    Applicant has necessary money for the first months rent AND one and a half times that amount for a security deposit. Once applicant is accepted they will be given a date and time to sign the lease, pay said monies, and be given keys and possession of the house. Signing this application means you can pay monies needed and take possession of the home. Failure to do so will disqualify you as an applicant.
